We had a great time at the house. It is an easy drive from the airport and close to Tulum for exploring. The house was clean and had all the amenities we could ask for. The management company was also very responsive. Wilma the housekeeper is one of a kind. She is absolutely amazing and cooked dinner for us a few nights. Every meal was excellent. We went to the resort for a day and it was fun. We took a catamaran/snorkeling trip that the management company set up and it was amazing. We explored Tulum for a day and saw the beautiful ruins. It was overall a fabulous trip. We were 5 adults and 4 kids.

Perfect trip hosted by a perfect property.
A group of 9 of us went down in March and had a fantastic trip starting off with great commutation from the host. We weren’t the easiest group with having to be Covid tested for an event we were attending after check-out. Not only did they assist with setting us up with references for testing but also transportation for all 9 of us to the event. As for the House, it was perfect, from the pool (temp too) to wifi, amenities, and golf cart to the beach is so clutch! The real selling point is Wilma and her son. They must be protected at all costs. Get her Mole! The best part of the house was the location, with us having to be somewhat isolated we could pick and choose when we wanted to be around others or just with our group. We had a blast popping in and out of Akumal and Tulum! Thank you for a perfect vacation – see you in 2023

Upon arrival the home was clean and welcoming. The entrance gave a straight view to the backyard which was an oasis and breathtaking.
Check-in was so simple and we had no issues with the alarm system. When any issue or question came up it was great to reach out to the property managers. They were kind, quick to respond and informative.
The location was not ideal for us since we planned to venture out and did not rent a car as their were four adults and three children. The taxi cost became staggering but the backyard serenity allowed us to come back and unwind.
We had Mrs. Wilma cook us breakfast and dinner which had us flabbergasted that we could eat so well it had us second guessing our decisions to venture out.
As a conclusion the home was wonderful even though one of the master bedrooms failed to have some toiletries and a window shade.

We were so happy that we had the privilege of staying at your casa. It was clean, beautifully decorated and close to all we wanted to do. This was an experience we will never forget. Rhett, Wilma and Emilio were kind, attentive and just all around a breath of fresh air! We say you guys deserve more then 5 stars. We think you guys deserve all the stars! Incredible Friend Reunion in Akumal
I can’t speak highly enough of this place and the wonderful people who maintain it and made our stay feel like a second home. Wilma and her son are superstars, and the groundskeeper whose name escapes me was also very kind and helpful. The pictures don’t do this property justice. We had such a blast, we felt like we were in good hands, and we were very close to all the things we wanted to enjoy during our stay. The property managers were very helpful setting us up with activities and a day pass at the resort, as well. Just the perfect week! Muchas gracias!

Casa La Via far exceeded our expectations! From the moment you walk in the door to the moment you leave. It has everything you could want in a vacation house. We had 2 families of 5 and 6 staying there and there was plenty of room for all of us. Plus you get Wilma and Emilio who keep the house and the pool cleaned everyday (not Sundays). You can also have Wilma cook for you at a great price. She and her son make wonderful food.
It was very easy to reach someone if we had an issue, they responded very quickly.
Getting a discounted day pass for the resort was a bit of a challenge but Eddie was super helpful and we got it done. We had fun at the resort but I will say the food was not that great.
Best vacation place we have stayed and we will stay here again!

Okay… This house is officially at the top of all of my Airbnb Rentals. From the moment you pull up. It’s Beautiful!!! Inside the Grand Sirenis Resort so you feel super safe. Tucked in its own little Jungle Oasis. It’s breathtaking. Literally the best floor plan. We just spent 7 days with our Kids and Grandkids. 8 of us. It was so comfy and the Pool was awesome. Glad we didn’t heat it. It was plenty warm. So many extras I can’t even name. The outdoor pool shower, the fresh water in bathrooms, the kitchen is huge! You also have access to get an All inclusive day pass, which we did twice! Totally worth it. And seconds from the house! The house is located between Tulum and Playa! We recommend Tulum, less busy! We did the Yal Ku Cenotes. Close and fun! Been saving the best for last! Wilma!!!! The housekeeper! She was the best! We were so surprised to have daily housekeeping. Our only regret is not having her cook more for us. Instead of running around looking for authentic Mexican food! Stay home and have her cook! It was phenomenal. And the most cost efficient too! Insane! She made the house a home. It was hard to leave this morning. We were super bummed about the seaweed problem on the beaches, that was kind of sad, but the house made up for it. I would absolutely stay here again. Oh and rent the Golf Cart! That was totally worth it as well!!!! Thank you, Thank you, Thank you!! The Presslers, & Billings Family

Casa la Via was an excellent house. It was clean and had so many perfect details that you do not find in most vacation rentals. The home is beautiful and spacious. The location is beautiful, sitting around the pool in the evenings, under the palapa, with ceiling fans, the pool lighting and garden lighting, was fun and relaxing. We enjoyed evening meals and card games outside under the Palapa. There are also speakers outside that can connect with bluetooth to your favorite play list. Parking was plentiful, the surrounding jungle was full of birds, Coati, iguanas, geckos and many other animals that loved to check in on you at the pool. The Grand Sirenis resort, OXXO, and beach are all accessible with a short bike ride or golf cart ride, or even walking. The home felt safe and secure, and was comfortable. Wilma and Emilio, the housekeeper and maintenance guy were both friendly and helpful. It was nice to return to a clean home each day. Akumal is a fun area. This house is in a quiet location, it is a 10 min drive to Akumal beach road, 30 min to Tulum, or 30 min to Playa Del Carmen. The Chedraui in Puerta Adventuras is only a 15 min drive, they have most everything you might need, the Tbone steaks were awesome to grill up on the pool side grill. The mattresses on the beds are a bit hard, the house accommodates 12 but not 12 showers with hot water. Understandable, also, often, a cool shower felt great with the humid heat of Mexico. All in all, Casa La Via is a great, upscale rental for an enjoyable vacation.

The pictures do NOT do it justice. This is a perfect jungle oasis to spend time with a group of people you love. The pool is fantastic with plenty of room for several people. Adding on the golf cart is a MUST as it is easier to get around the neighborhood with this. While Akumal is not walking distance it is a few min drive from the home. Also note that the beach is a little bit of a hike.
Every room has their own AC unit so you can control it how you wish. The bath towels were UNBELIEVABLE, so large and soft.
This house truely has all of the amenities that you wish for, but with the luxuary of a hotel as there is someone who comes to clean and arrange the rooms as new daily. We cannot wait to go back again next year!

Our large family felt right at home from the first night! The home is beautiful and located in a lush jungle area, yet still close to a main road and a convenience store. This is the perfect house if you want to get away for some R&R. While it is peaceful its not quiet, the morning “noise” is from a variety of tropical birds and monkeys in the trees nearby. We were thrilled to see monkeys so close up in their natural habitat, all from the comfort of the pool and hammock!
The hosts put a lot of thought into making your stay easy, all of the light switches are labeled and there are several guidebooks for questions about the wifi, the kitchen, and local tourist info. There are bikes, boogie boards and beach equipment in the garage as well as board games and a large DVD collection in the house.
The staff are friendly and it was great to come home to made beds and clean towels everyday after a day in the sun. While you cant swim at the beach that is nearby, our group loved being so close to many of the larger theme parks (Xcaret, XelHa) and popular cenotes.

We can’t say enough awesome about this beautiful property and home. We stayed here with our family for a Christmas and New Year vacation. Everything was perfect!! Wilma cooked several meals for us and everyone enjoyed her delicious meals. The house is spotless, roomy enough for a family of ten. We would definitely go back again. Everyone was always quick to answer any questions that came up.

We were a group of 7 long time friends on a much needed girls get away. We celebrated 2 40 year old birthdays and were treated to an amazing week at Casa La Via! The staff was amazing- Luis and Wilma made us feel so comfortable and Reece, the night time security guard, ensured that we felt safe. The villa was perfect- and the roof top deck was the perfect place to see the stars that were out in full effect. We loved having all the amenities of Sirenis as we paid for one all inclusive day. We had an amazing day at Playa de Tortuga (The Residents beach) that was an absolute gem to set up with beach chairs, umbrellas, and a cooler- supplied by Casa La Via. We couldn’t have asked for a better stay and had so many great tips from the host, Nadya! Huge Thank You to all who made this trip so perfect!

This is easily the best villa rental experience I’ve had. The location of this property is tremendous, it has every amenity you’d need, the staff are phenomenal, and the information provided by both the host (and through constant communication) are absolutely great. You cannot ask for a better host and a better home in the greater Cancun area.
Additionally, the property and home itself has a unique mix of classical Mesoamerican and modern art/architecture that bring an unmatched cultural feel in staying on site. In viewing/comparing other properties nearby, it was clear that we had made an amazing choice in this regard. You’ll have zero issues in making a choice to stay at this property and you will have one of the best trips of your life.

We enjoyed eight wonderful days at Casa La Via. The booking was a great experience from beginning to end. Nadya provided a lot of useful information before we even left on our vacation, allowing us to plan most of our day trips way in advance. The property itself is exactly as the pictures show, enough room for everyone and a pool that invites to relax. The area has a lot of things to offer, a rental car is a must though in my opinion. The Xpu-ha Beach Club and Cenote Azul are just a short drive away and well worth a trip. For sight-seeing, there is Tulum and Coba that can easily be done in a day trip. But even within the resort there are plenty of activities, for instance the secluded lagoon for snorkeling is within a short walking distance along the beach.
And everyone in our group enjoyed Wilma’s cooking, we had grilled chicken and cochinita pibil. The food was an absolute delight. Wilma and Luis ensured that everything was in tip-top condition so we were able to enjoy a worry free vacation. We had an excellent experience.

Nadya is a wonderful host! Her Casa la Via was just like the pictures, spacious for 8 women, clean and a wonderful staff. She helped us every step of the way with the welcome package to activities to restaurants in the surrounding area. Having access to the resort amenities was great as well. Definitely take advantage of the spa! Driving from Cancun was super easy, you go either north or south. This location provides more of an authentic experience but not too far from touristy spots. Once again thank you for the hospitality.

Gorgeous home with an amazing pool and back patio! We had a lot of fun. We drank margaritas in the pool, ate dinner and played games on the back patio. Just down the road from Akumal Pueblo and Akumal Beach – which also has lots of fun beachfront restaurants. This was literally the most organized villa rental I have ever stayed at. Owners had a book full of local tips (grocery stores, restaurants, beaches, etc). I also great appreciated the owner’s communication beforehand, she answered all my questions and sent many suggestions.

Everything about this property is just “wow”. First of all, you can’t find a rental home better appointed – down to chip clips for bags of chips (to go with guacamole of course) and all the way through to a cribbage board, dozens of beach towels, and bicycles. The home is sparkling clean, spacious, and perfectly maintained. The team of Wilma, Luis, and Juan are dedicated, professional, and caring. The home is even better than its pictures, with a warm, clean, lovely pool, great linens on the beds, and plenty of room for all. The only tip I would offer is to rent a car; while taxis are available at the nearby resort, they are not the most convenient to secure and they know they have a monopoly on visitors at the resort and nearby villas. Book this place and enjoy – it’s amazing.

We recently spent eight wonderful days in the Akumal area at Casa La Via. The villa was perfectly located with so much to experience every day. Close to water parks, cenotes, Tulum and the wonderful restaurants in Akumal. Wilma, the housekeeper, kept the home immaculate and she cooked a delicious meal for us the last night. Juan the night guard, was there every evening with his big smile always ready to help and Luis kept the pool and grounds looking beautiful. All the amenities of the home, golf cart, bikes, made touring the grounds so much fun. We paid for a day pass at the Sirenis Resort which was a treat too, the food, pools, beach, and the drinks….we spent a great day!
Don’t forget to use the Welcome Binder to find all you can do in the area. Also, the kids loved the nearby Xpu-Ha beach! Thank you, Nadya, for helping make this such a wonderful family experience.

“Best vacation ever!” Those were the words of 9 young adults on our way back home. We visited the Riviera Maya with our two kids and seven of their friends, and soon as we entered the house, they all went “WOWWW”, and instead of helping with the luggage, they just ran upstairs to choose their bedrooms.
We had an amazing time while at the house, we enjoyed Wilma’s delicious meals, and the guys spent all of the nights by the pool, listening to music, and enjoying the pico de gallo and guacamole that Wilma made for us every day. You have to try them, they were the best. The guys are between 19-22 years old, and they were so comfortable at Casa La Via every night after coming back from our trips, that they chose not to go out to the resort’s disco.
You know a kid at that age can be hard to please, well, let me say that this was not the case. Our vacation at Casa La Via is for sure one of the best memories we will ever have.

This property was incredible, every detail taken care of.
We were thrilled with our stay at CasaLa Via. This house provides everything you need, fully equipped with all necessities as well as anything you may need for the beach. Excellent staff keeping the house and garden,pool,area immaculate . The only downfall if any was the proximity to the beaches, you do need a car to get around. We had 6 adults and 4 children, the house is large enough to accommodate no problem. We would highly recommend this house to anyone. Kudos to Casa La Via. Thank you.

Our family of 10 spent 10 days over Christmas at the incredible Casa La Via. Christmas tree was up and decorated upon our arrival. Very comfortable house, and everything we needed was taken care of. The staff, Wilma, Juan, and Luis, were outstanding. Wilma cooked us the best meal we had while in Mexico! I would highly recommend this villa to anyone looking for a private getaway.

I spent several months researching to decide where our family of 8 should stay for our week-long family vacation for my mom’s 75th birthday. Casa La Via didn’t have a negative review and for good reason. This was an amazing home with a fantastic staff to boot.
The owners were quick with responses via email and have thought of absolutely everything you could possibly want to know about day trips and their home that was sent through email ahead of time. Upon arrival, they have all of this information and then some printed out in the “all mighty binders” to peruse. We used them daily to help guide us in our excursions for the day.
We hired Wilma, the amazing housekeeper, to cook for us for my Mom’s birthday and she and her son made the most amazing meal and even decorated the dining room with ribbons/balloons! We highly recommend Casa La Via.

Where do I even begin? Beautiful home, pool, bikes, golf cart, all the beach gear you need and staff to keep the house running at top notch. Juan, the night guard, was so nice and always smiling. Pablo, the gardener and pool guy, kept everything clean and would help with anything we needed. Wilma, the housekeeper, kept the house so clean and beds made. Her home cooked dinners were the best part. Highly recommend having her cook!! I wanted to take her home!
Loved the quiet jungle location and being able to get to Tulum or Playa Del Carmen easily. We crammed as much as we could into a week. Scuba diving in the ocean and cenotes. Beaches, Coba ruins, Muyil River float and more.
We were a group of 11 with 3 teenage boys and had more than enough room. I loved sitting out by the pool under the palapa in the morning and at night. The homeowner emailed welcome info for the house and a whole list of things to do and see. Along with the welcome booklet at the house, I felt like our trip was a whole lot easier. I would recommend this house to anyone wanting a house with a quiet, jungle setting yet close enough to beaches, towns and plenty to do.

We had a wonderful vacation at Casa la Via (we were 4 couples). The spacious house is equipped with everything you need and the location is quiet yet near many amazing places to visit or just relax by the pool, star gaze from the roof, or read on a private balcony. The housekeeper Wilma is priceless and if you want a real treat, have her cook an authentic Mexican dinner (cost of food plus small fee per person….worth every penny). This house also has a guard at night just for peace of mind.

We can’t say enough about our vacation and stay at Casa La Via! The house was perfect. We had a total of 12 people, 6 adults and 6 teenagers and we never felt crowded. The house was well equipped with everything we needed. The Welcome Booklet was done so well and answered all of our questions as well as great suggestions of excursions and places to eat. I referred to the booklet so much that it became a running joke if someone asked a question my answer always was “Well, I read in the booklet”:)
We also LOVED the location of the villa to the town of Akumal as well as Tulum. So much fun!!
Finally, the staff was amazing. Having Wilma Pablo and Juan was so helpful. We highly recommend spending a vacation at Casa La Via!! You won’t regret it:)

This house is impeccably maintained. It was spacious and very, very comfortable. We were there with our 3 children, au pair and two grandparents and it never felt crowded. The owners have put together a very comprehensive guide that quite frankly, we found more reliable and consistent than the guidebooks. The staff was super friendly and helpful as well. We recommend it highly and will be back.

We loved everything about this place! Private, safe, in the middle of nature, attractive amenities, top notch staff, responsive host, tons to do in the area. This was a really beautiful and fully equipped home. We loved hanging out at the pool or taking the golf cart to nearby attractions. We also drove to several ruins and cenotes. Wilma provided food upon request. She cooked us a wonderful birthday dinner the last night. The book provided to orient guests to area attractions is extensive. And even the large collection of DVDs is alphabetized and cross-referenced. A fabulous vacation for our group!!

Our experience at Cara La Via was exceptional. Very helpful and friendly staff and the home was always clean and accessible. Casa La Via is a beautiful spot, privately nestled in the Riviera Mayan, yet easily accessible to beaches, restaurants, ruins and adventure park.
It’s impeccably clean and well cared-for. We have never experienced this level of service at a vacation rental. From the moment we booked, Nadya (the owner) was on top of every detail. She provided abundant day trip, restaurant and other area suggestions, as well as answers to our questions with utmost responsiveness. And then, during our stay, Juan, Wilma and Pablo did an amazing job caring for housekeeping, pool & lawn maintenance and safety.
Our family stayed here over Christmas, and there was even a Christmas tree and decorations to welcome us! What a beautiful way to celebrate the holidays … or really, any day at all!

We have rented vacation homes before but this property is truly a rare find. It is so beautiful and the attention to detail is simply incredible. The additional bonus of having a friendly staff keep things in order was absolutely wonderful and made this two week vacation for our family of ten especially relaxing.
We followed most of the suggestions in the “bible”, a big folder with wonderful ideas on where to find the best beaches and cenotes, special restaurants close by and all sorts of other secrets that you could not find in any travel book. It became our guide for the entire two weeks and never disappointed.
And if you feel the need for some peace and quiet, you can easily retreat to your room upstairs and relax without hearing a sound from downstairs. By then, Wilma has changed the sheets and towels, the bathrooms sparkle and, if you are lucky, you can watch a monkey swing through the jungle by the pool or fall asleep with the iguanas resting on the wall near the entrance of the villa. It could not get any better. You feel safe and well taken care of in this very special place. Thank you for sharing your home with us.

Our family of 12 just returned from Casa La Via after a 4 night stay and we had a terrific time. The house is beautiful and the accommodations were perfect for us. The owners were very responsive and attentive to any questions we had, although all needed information was given to us prior to our arrival or was available in various printed materials in the house. All of the on site staff were very gracious and helpful. Casa La Via is in a guarded and gated resort area and centrally located, with easy access to several beautiful beaches and other numerous sightseeing venues. Our only regret is that our stay was too short. I can, without reservation. highly recommend Casa La Via as a destination property. My hope is that we will have the opportunity to return.

We just returned from a great stay at this incredible property, and I have no hesitation in highly recommending it. I agree with all of the previously posted comments about this house.
The booking process was easy – the owners are very responsive and willing to answer all of your questions. They checked in with me during my stay and called me after I returned home to make sure we enjoyed our stay.
The house is immaculate, well-furnished/equipped and very well designed to accommodate a larger group. The house staff is excellent. The guest binders that the owners leave out for renters cover everything you can imagine about the house, the various attractions, restaurants, day trip ideas, beaches, emergencies, etc. We really liked the location of the house – it is centrally located along the Riviera Maya. This makes it easy to get to the beaches and attractions both north and south of the house. Because the house has a washing machine/dryer, you don’t have to bring a week’s worth of clothes. We checked only one bag but could have gotten by with just carry-ons.
I would recommend renting a car – car rental was very cheap and it gave us a lot of flexibility. My daughter got an ear infection on Saturday at the end of the trip and I dreaded having to deal with that in Mexico. I called the Property Manager. He directed me to a nearby doctor who speaks English and has an office behind a pharmacy in Akumal. The doctor was there on Saturday morning and saw my daughter immediately. He gave me a prescription which I took to the pharmacy in front of his office and the pharmacist filled it immediately. The whole process of driving from the house, seeing the doctor, going to the pharmacy and returning to the house took about a half hour.
We didn’t get to do everything but can recommend the following – Yal-ku lagoon, Dos Ojos cenote, swimming with turtles in Akumal Bay, Xcaret, Tulum (both ruins and one of the many beach clubs along the Tulum Coast), a day pass at Grand Sirenis, dinner and stroll along 5th Avenue in Playa Del Carmen, and Xcacel beach (a beautiful, undeveloped, and uncrowded beach with incredible turquoise water and great sand). I would definitely rent this property again.

I saw this property online after checking a few others and it looked amazing so I contacted the owners and they were so nice explaining everything about the property that we decided to book it right away. We received detailed instructions to get to the place and also enough information about the area that we were all set to enjoy our vacations without even looking into any other website.
We were a group of 11 people and we all LOVED the place, the property is amazing! Just as you see in the photos, super clean, safe, completely equipped with all you may need and more (WiFi, board games, exterior sound system, grill, pool, amenities, snorkel equipment…); and one of the best things ever… there is a person coming in everyday to do the cleaning and even make your bed! What else can you ask for a relaxing vacation? In our next trip to this area, we will definitely book this place again. Thank you all, owners and staff, for making this vacation an incredible one!!!

Every detail has been thought of at Casa la Via. The house is impeccably kept. The staff is friendly and works hard to make sure you’re comfortable while you’re visiting. The pool is much larger than it seems from the pictures. We had 7 children playing, swimming and jumping into the pool and there was still room for an adult or 2 to join the fun! I highly recommend having Wilma (the housekeeper) cook at least one meal…The food was great!! The colectivo was very easy to access to get to Akumal for dinner or snorkeling. Having food delivered from local restaurants was easy and very inexpensive! The owners provide massive binders with answers to any questions you might have about the house, things to do in the area, best beaches etc. One thing to consider-This house is very private (in the jungle), although it’s close to Akumal, you can’t really walk anywhere. Plan on renting a car if you’re an explorer. If you like hanging poolside and having peace and quiet this house is absolutely the right choice for you. If you are looking for a quiet place to come back to after a day of exploring, this house if perfect for you. If you like to walk into town for meals or have easy access to nightlife, this is not the house for you.
That being said…I’m planning on booking again…we loved it!

Casa La Via more than met our expectations, it was a gorgeous in every way possible! The house, pool, jungle surroundings…every amenity. It felt like we (my family and I) were in a paradise all to ourselves. This was the best way to spend my birthday! I was amongst such beauty and family! The staff took care of us all with a smile from the moment that we arrived, and continued to be of excellent service our entire stay! My husband, I and our two boys (9&7) stayed at the Casa La Via from August 1st through 8th, 2015. We were joined by my cousin, his two boys ( 10 &9) and his parents. We fell in love with this beautiful villa the second we stepped into the front door. It’s located in a secluded location, yet close to quaint little towns and breathtaking beaches.
The whole staff was amazing, they were so accommodating and friendly. They provided everything we needed and more.

The staff at Casa La Via is extremely friendly and the villa is pristine. As there were no houses directly next to us, we truly felt we were enjoying a secluded vacation. My stay over the holidays at Casa La Via was wonderful! The space is very well thought out with everything needed for morning coffee under the palapa or with my feet in the pool, afternoon siestas, evening drinks in the pool and relaxing BBQ dinners in. It was a great vacation – a mix of exploring beaches (Xpu-Ha was a favourite), snorkeling in cenotes, eating out at restaurants and enjoying Casa La Via for a few quiet evenings. The housekeeper Wilma made guacomole and pico de gallo that was delicious to come back to after long days at the beach.
My boyfriend and I rented a car to explore the area but it was very easy to take the colectivo into Playa del Carmen to explore for the day.
Overall, it was such a wonderful and easy vacation because of the thought and detail present at Casa La Via. I’d return in an instant, thank you!

A recent family vacation brought our mixed group (grandparents, parents, adult kids and a teen) to Mexico and Casa La Via. Every comfort and attention to detail were addressed and I recommend this villa to anyone looking for the perfect getaway. The layout lends itself to a diverse group with opportunities for privacy and larger gatherings and every amenity was considered. It comes with all the beach gear you could need, abundant (and very soft) beach towels, zoned A/C, wifi, palapas, private pool, guide books and a very comprehensive and updated folder compiled by the owners of local activities and how to run the house.
It is located within a secure resort but nestled in what felt like our own private jungle and is staffed by a lovely team who contribute to the pampered feeling of vacation without taking away from the family feel. The groundskeeper took time to talk to us about the flora and fauna and showed us many interesting things that we wouldn’t have noticed! He also puts every man in my family to shame with his polishing of the outdoor grill!!
The location is very convenient and we lacked for nothing. Do not hesitate to bring your family here!

We stayed with our three children aged 10-15 and thoroughly enjoyed our holiday. The house is located about 25 minutes from the very busy Playa del Carmen and a one-hour drive from Cancun airport. Great if you want a bit of privacy and get a feel for the country. It is in a secured area but, as the plots around it are unoccupied, it feels like you are all alone in the jungle. Great, for us and our noisy kids!
The house is big and all rooms have an excellent size and lots of wardrobe space. Downstairs there are two dining options as well as the kitchen counter and a spacious area around the TV. Very well designed! The pool has a perfect size and there is a large sheltered veranda so you can sit outside, even in the rain. The owners are very well organised and their helpful manager as well as the lovely maid and a private night-time security guard guarantee a relaxed holiday. In addition there are lots of helpful hints to discover the area – and it offers lots to see!!! We will have to go back as one week was not enough time.

My wife & I had a fabulous time at Casa La Via!!! ABSOLUTELY perfect in every way! From the moment you open the door you truly feel as if you are in paradise! Every exact inch of the villa has been planned & is kept up way above standards. This gorgeous villa is extremely well-stocked in everything from kitchen, bathroom, linens, towels, pool stuff, beach paraphernalia, bikes, etc.
Wilma & Pablo made our stay very welcoming & were attentive to all of our needs. The beaches are very close & GORGEOUS as well as Chedraui & other grocery stores. The beaches in Tulum were our favourite this time – went to La Vita e Bella 3 times!!! You know you have truly landed in paradise when you wake up in the morning & your DILEMNA is which beach will it be today??? Tried many restaurants – our favourite this time was La Cueva del Pescador – the fish is lip-smacking good!! Many kudos to the owners – they keep this place up to a standard that is very rare – they obviously love their Casa & it shows!!

A very comfortable and roomy villa for 8 adults. Everything you could need to relax and entertain yourself. Nice pool and rooftop nestled in greenery. Close to grocery store. Close to lovely beaches (5 minutes by car). Close to the Tulum ruins and many cenotes. Quiet. Wonderful staff on duty (cleaning lady and gardener). Situated on the Sirenis Resort, you have lots of room to jog, bike (supplied by owners) and roam at any hour of the day. If you are staying here, a rental car is recommended for visiting and groceries. Playa del Carmen is within 30 minutes by car if you want a night out on the town or for shopping.

A group of friends and I (30 to 40 year olds) rented this immaculate villa a short drive from Akumal. The house is spotless and the maid, Wilma, ensured the place remained immaculate every day and also cooked a few meals for us with her son. We particularly enjoyed lounging in the pool drinking margaritas after a day at one of the many local beaches. Our favorite beach was Xpu-ha for its amazing colors and vibrant little restaurants and bars.
Twice our group took the “Collectivo Taxi” to Playa Del Carmen (25 minutes and $3.50 each way) and we enjoyed the restaurants and incredible nightlife of this vibrant city. I could not think of a better home base for our adventures. The house is as per the pictures and website and the owner was extremely helpful and attentive to our questions and itinerary. We will be back.

We thoroughly enjoyed exploring all of the beaches to find great surf for boogie boarding (Xpu-Ha down from the Beach Club), and loved hanging out with swanky music, comfy beach chairs and umbrellas in Tulum at El Paraiso Beach Club.
I enjoyed the best yoga classes I’ve ever practiced at Akumal Yoga! Thank you for recommending it, Nadya. Marti and Jen were both wonderful instructors. The spa at Grand Sirenis was also a very special place to find peace and relaxation!
We took a guided tour at Akumal Beach over the reef and thoroughly enjoyed the majestic sea turtles. We saw a sting ray that day, thanks to our guide, Leo, pointing him out. We also saw the most beautiful rainbow parrot fish! Upon our return to Casa La Via that day, my son was so excited to see one of the monkeys outside in the jungle as he washed down all our gear from the beach.
Wilma was such a delight! The meal she prepared for us was delicioso! We even used leftovers to make amazing chicken fajita omelettes for breakfast! Her salsa and guacamole made every day better!! She also took such great care in taking care of the house every day, which made our stay such a treat!!
We also enjoyed lovely bakery items and smoothies from Turtle Bay Café in Akumal, as well as a fantastic dinner there one evening…great local place, close to Casa La Via.
Of all the places I have visited around the world, homes we have rented, etc., none have been so special as Casa La Via. Your home in paradise has a beautiful vibe and wonderful energy. This villa has set a new standard for us. We’ve rented luxurious villas in the past and Casa La Via has surpassed them all. It is impeccably maintained, spotlessly clean and has innumerous extra touches that make it really top-notch. The super-organized owner has labelled everything and placed instruction booklets and information stands where they are easy to find. (We never had to wonder which light switch was for what.)
There is also a massive Welcome Binder which is filled with loads of info on the area, restaurants, day trips, etc. On top of that, if you want to do any day trips, there are guide books and all kinds of maps to make it easy to get around.
We were pampered by the delicious welcome basket, the water carafes in the bathrooms as well as the soft bath towels and high quality linens (nothing frayed in this villa). If you are looking for a luxurious villa where everything works as it is supposed to, this is the villa for you. We will be back!

We spent a glorious week at Casa La Via, which reminded us of our vacation in Costa Rica a few years ago. In Costa Rica, we kept trying to spot wild monkeys and the elusive blue butterfly. We finally had to visit a butterfly farm to see the blue butterfly there. Well, imagine our surprise and delight when on our very first morning, we see 2 monkeys and a blue butterfly right at Casa La Via! I recommend you keep your camera handy as the monkeys were fast and extremely shy of people!
Our kids did not want to leave the pool. It was gorgeous … we felt like we were in our own little world. When we were at the villa, we spent most of our time lounging around the pool and even ate all our meals outdoors. It was beautiful with the lighting around the pool and the lantern candles the owners provided. It looked like it was right out of a magazine!
The villa itself is outstanding. We have rented many villas and this one is our special favorite … comfortable, luxurious and truly 5 star! We felt at home right away. We will be back, the kids are still talking about how many times they saw a monkey!!

We were a group of 7 people with a lot of different interests, so at times we split up during the day. We found that Casa La Via was perfectly located to accommodate all that we wanted to do. The golfers in the group just loved the new Robert Trent Jones Riviera Maya golf course, just a few minutes by car. After an early round of golf, they would meet us at Xcacel Beach, one of our favorites of the week. This beach is a turtle preserve and there was hardly anyone there on the days we were there.
We also had a couple of fisherman in our group so the Property Manager introduced them to some of the coolest fly-fishing spots in the Sian Ka’an Biosphere. The birder in the group was just amazed at the birds he saw sitting out on the terraces of the villa! We all snorkeled in the little lagoon in the complex and were rather thrilled to have this exclusive spot all to ourselves!
As the other reviewers have said, this villa is top-notch. It is clean, spacious and luxurious. The owners did not cut any corners, and it shows. The linens, furniture and kitchenware are all quality items and there is lots of everything. Wilma, the housekeeper, cooked us a meal one night and it was a real treat! We have rented villas in the past and we must say, Casa La Via, is definitely a step above the others in every way!

Our family thoroughly enjoyed our summer vacation at Casa La Via. We were so impressed from the moment we first drove up to opening the door and seeing the welcome basket of guacamole, salsa, fruit and drinks! There was a binder chock-full of all the information you would need as well as mini-booklets on info – wow! The house, pool and grounds are outstanding and meticulously maintained
We were happy that we picked a villa that has air-conditioning on the main floor as well as the bedrooms as it was quite a hot summer week! The air conditioners worked very well and cooled the house within minutes. We loved having satellite radio outside by the pool, where we spent a lot of time. The Mexican cell phone that was provided was very handy. We have rented villas in the past but have never found one as complete and comfortable as this one. The owner has really thought of everything you need to feel at home. We will be back for sure!

My group and I went down for a week. We consisted of two children ages 6 and 7, one teenager 16 yrs old, 4 adults and two seniors 70yrs old. There was more than enough room for the different age groups to be able to relax and have fun without being on top of each other, all at the same time!
I think the best part of our trip was being able to get out each day and visit the different beautiful beaches and cenotes. I would suggest planning out the week upon arrival, so that one can enjoy every minute on vacation. The welcome book in the villa was very helpful for this! Great suggestions!
Between the pool, the iguanas and the DVD movies, my kids had such a blast! Can’t forget the bunk beds either!! We all had such a wonderful time…already planning our next visit to Casa La Via!! Gracias!

We had a fabulous time staying at Casa La Via. We had two families here, which included four children all aged 5 years or younger. The kids loved the pool. The villa was easy to get to and is located conveniently for short day trips to the beach, Tulum, Coba, dolphins, etc.
The house was modern, spacious and very well kept. Wilma and Victor did a great job keeping the place in tip top shape. Wilma’s meals were outstanding. The kitchen was well stocked and we loved all the RubberMaid containers available for packing snacks and lunches for the kids.
We were thankful to have so much great information and tips from the owners prior to our trip which made it so much easier when travelling with young kids. Their website is accurate and informative as well. We would recommend this place to anyone who wants something a bit more quiet and secluded yet is a great base for getting to and from sightseeing and activities. We would love to come back!

My family and my sister’s family recently spent two weeks at Casa La Via (total group of 5 adults and 4 children 5 yrs and under). The house became our home for two weeks! We were welcomed after a long travelling day with cranky, sick young kids… to a house lit up with a Christmas tree and fresh salsa and guacamole in the fridge. Such wonderful and welcoming touches! The house was kept spotless during our stay by Wilma, and we were also spoiled to have her cook on two occasions (highlights of the trip!).
We found the house to be in a perfect central location for our many day trips. We also used the pool practically every day. Our kids became very accomplished swimmers and snorkellers in that pool. All in all, it was a fabulous vacation, where we fell in love with Akumal and Casa La Via. In fact, we are hoping to make a return trip next year.

Everything was perfect! Words can’t describe how absolutely perfect everything was. From the moment we entered, we knew we had picked well. It was spotless, fresh-smelling, welcoming and breathtakingly beautiful. Its décor was stunning – we took loads of pictures. The pool was huge and it even had its own little palapa. Lots of cute little birds and our sons even saw a monkey in a tree nearby while they were in the pool. They found that pretty cool and kept talking about it all week.
The gorgeous bedrooms had really comfortable beds, the sheets were high quality, there was plenty of closet space and the air conditioners that were quiet and worked well. The bathrooms were all so pretty; all different and there was plenty of hot water for our showers. It was also great not having to make any beds. Wilma, the housekeeper, was amazing. She kept the villa spotless the whole time we were there and every time we would come back from a day at the beach, it was as clean as when we first walked in. We highly recommend Casa La Vía and will definitely come back!

What an amazing week! The company which I work for, held a trip for the “best” sales representatives…7 of us…at the luxurious “Casa la Via” … such a pleasant change from our usual all-inclusive resort! The villa is stunning…everything is high-tech quality, just like a 5 star hotel! It even has 2 pool bars, which we loved for our ‘happy hour’. The villa had everything we needed. In the morning some of my co-workers would take the bicycles (there were 3 bikes for us) and cycled around the resort. Some, on the other hand, preferred to start their morning with a snorkel (lots of masks and snorkels provided) and hopped into the golf cart and headed off directly to the nearby lagoon. One of my colleagues preferred staying at the villa and did his morning exercise in the pool while listening to his favorite music (the outdoor sound system is amazing!). I personally started off my mornings by running on the 2 km picturesque road that goes around the Sireni complex.
There are so many things to explore in this area of Mexico. We went to several amazing beaches, saw both Tulum and Coba, snorkelled around a couple of underground caves (Gran and Dos Ojos) and even zip lined at Hidden Worlds. Everything was so close by; we just went with the flow and didn’t even have to do any major day planning. When the evening came, we tried the many different restaurants in Akumal…wow! All were great! Some evenings, Wilma (the housekeeper) would prepare us a superb meal; actually we are still talking about her ‘deliciosa’ seafood soup, made with 8 different kinds of fish! We just loved hanging around the rooftop when the sun fell and gazed at the stars… we really felt we were far, far away from work! The week went by so quickly… we just loved this place so much, that next year our company is planning on returning to Casa La Via! Now, I just have to make my numbers!

Casa La Vía is real gem! It is decorated with such taste that we felt as if we were in a 5 star hotel, yet had a villa all to ourselves! We felt right at home as soon as we walked through the door. The beds were amazingly comfortable and we really appreciated being able to control the a/c throughout the whole villa, not just the bedrooms! The villa is spotless and everything from the towels to the kitchen utensils and glasses is top-notch. Being on the grounds of the Sirenis Complex was such a treat! We actually snorkeled without a soul around at Yalkuito Lagoon. We just left our towels on the shore, hopped in and snorkeled around this little lagoon edged by the jungle. We saw some pretty amazing fish and could not believe that we had this private lagoon to ourselves! We also tried out the spa at the Grand Sirenis at the end of the afternoon one day – wow, was it ever luxurious!! And you did not need a day pass, we simply paid for the treatments! The hot stone massage was incredibe! We always felt extremely safe. The highway is well-patrolled (we made sure to watch our speed) and the villa is part of the Sirenis Complex, so there is a guard at the gate and the area is patrolled all day and night. The people in this area of Mexico are so warm and friendly. We will definitely be back!

Your house is absolutely beautiful! The kitchen is incredibly well thought out and stocked. It is the best equipped kitchen that we have ever stayed at. I commend you. We really absolutely loved staying here and found that everything went really smoothly. The snorkelling gear and boogie boards were a fantastic addition. Both Wilma and Victor were so friendly. They really kept everything so spotless. Wilma is a great cook and I can still taste her tortilla soup! I would wholeheartedly recommend your villa and it is well equipped for children. The swimbed in the pool made a superb wading pool for our little ones. And they just loved the cool bunkbeds! There is also so much to do in this area that we could have been kept busy for a month. This is our third stay at Casa La Vía and we just love it! There are still so many things to see and do. It is so well located that we were on the main highway within a minute and close to absolutely everything! We all loved ziplining and snorkeling at Hidden Worlds and boogie boarding at Tulum with the best oven pizzas at La Vita e Bella. Our 3 teenagers had no time to get bored! The cenotes were a big hit – Dos Ojos was acclaimed the favorite (and we visited many)! Swimming with the turtles in Akumal Beach was breathtaking – these huge turtles are so majestic!The villa itself is wonderful. It has everything one would imagine in a dream home! It is very well appointed and you can see the quality and thought that went into its design. We had lots of space to spread out and with all the terraces, you could always find a quiet corner to yourself. The rooftop terrace was one of our favorite get-away-from-it all spots be it for watching the sunrise over the ocean with a good cup of coffee or enjoying a Margarita while catching the last rays as the sunset over the jungle. At night when our kids would watch a movie (the movie selection was superb), we would head up to the terrace and stargaze! What a perfect way to end our day!!!

A wonderful week in paradise with the family. We have stayed in the Akumal area before but this was our first time at Casa La Vía. It certainly won’t be our last!! The pictures on the Internet, although very nice, do not do this villa justice! It is even more breathtaking than we expected. The little decorating touches throughout have been done with such taste just like in a magazine, yet also very comfortable so you don’t feel as if you are going to break anything. The jungle views were spectacular – so lush, green and private. This villa was the perfect place for our day trips. Within minutes, we were at a cenote, Xpu-Ha Beach or Akumal. The kids loved jumping in off the cliff at Cenote Azul on our way back from Xpu-Ha Beach. We appreciated having all the beach chairs, umbrellas and coolers provided. We would pack up the car and head off to explore! The Welcome Book provided all kinds of hints and suggestions for beaches, restaurants, and day trips. It was so practical and complete that we got to see so many things that we did not know about on our previous trip to Akumal. We had a touring and beach vacation, all in one, which was fabulous!The staff was very friendly. Wilma makes the best guacamole and fajitas!! She kept the villa spotless and always had a big smile for us. Santiago was very helpful and the pool was always in perfect condition for us to enjoy! We can’t wait to come back!!

Casa La Via is absolutely charming and a place of utter relaxation! We really enjoyed the peacefulness and seclusion of the jungle. It was a nice relief from the sand and wind of the beach. The kids just loved the cute geckos… they were drawing them all week! They kept looking for the pair of monkeys that apparently live nearby, but had no luck this time. The pool area was fabulous. My husband the sun-worshipper, loved the built-in sun bed while I could not believe that we had our very own palapa by the pool! The pool bars were just fabulous for our Happy Hour margaritas! The villa itself has everything one could wish for. It is so tastefully decorated in a Mayan décor and extremely well thought out and everything last little thing you need is there! From the detailed Welcome Book, a guide book in itself, to the kitchen that has every last little pot and cooking utensil you may ever need, we never felt that we were missing a thing! Wilma always greeted us with a big smile and kept the place immaculate. Santiago always had a cheery hola for us and kept the pool sparkling and so inviting! We are already planning our next trip!
